Tenant selection
We want you to have the best tenants possible for your property. We carry out the registration of prospective tenants, check their references, conduct interviews and supervise house visits.
We complete the Tenancy Agreement, collect and file bond payments with Tenancy Services. A bond will typically be the equivalent of two or three weeks of rental but may legally be up to fours weeks of rental.
Rental Collection
A full rental collection service. Funds are paid directly to any New Zealand based bank account on a weekly cycle.  A GST tax Invoice/Statement is generated for each funds payment and is e-mailed to you.
Our computerised property management system monitors tenant payments on a daily basis.
Rental Assessment
Rental assessment and reviews. HPL will advice you when we feel a change of rental is appropriate.
Conditions of Tenancy
HPL has a standard "Conditions of Tenancy" document. This has proven to be suitable for most property owners. Individual property owners may have variations to suit their particular property. For example you may allow pets or wish to cut the lawns yourself.
All properties have a condition inspection every four months. A written report is provided to the property owner. Property inspection prior to new tenant occupation with digital photo record.
Property Maintenance
HPL have reliable tradespeople to carry out any repairs or maintenance at competitive rates. We will consult with you on areas of responsibility such as cutting lawns, cleaning the gutters or repairing a broken window etc.
Terminating Tenancies
On occasions it may be neccessary for a tenancy to be terminated.
Management Authority
A ‘Management Authority‘ is the agreement between the property owner and Housing People Ltd. A signed management authority is required for each rental property. Call Mike our mobile manager to discuss your requirements.
Our services are provided for a charge of 8.0% +GST of gross rental income. This is paid by way of deduction from tax invoices. There is no additional charge for tenant checks, bond lodgements or tenant selection and viewing. An advertising fee may be charged each time the property becomes vacant. Current charges will be advised to owners. A letting fee may be charged to new tenants.
